JAKARTA - Property observer, Ali Tranghanda, said that the Kemayoran area is ideal and appropriate to be developed as a residential area amidst the increasingly limited land in the city of Jakarta.

"With such an area, it is not only able to provide housing but also to become the center of the new central business district (CBD) in Jakarta," Ali said in Jakarta, Thursday, January 9.

Ali, who also serves as Executive Director of Indonesia Property Watch (IPW), said that in terms of position and access, the Kemayoran area is possible to become a CBD integrated with settlements.

"The discourse has existed for a long time if it can be realized well. In fact, I see Kemayoran as a sleeping giant," said Ali.

Meanwhile, according to urban planning observer Yayat Supriatna, making it a residential area is highly dependent on the Kemayoran Management Complex (PPK) as a Public Service Agency under the State Secretariat (Setneg) to coordinate with the DKI Jakarta Provincial Government.

"To develop the Kemayoran area, it must be integrated with other economic areas in DKI Jakarta, including the availability of adequate transportation access," said Yayat.

Yayat sees that currently, to reach the Kemayoran area, the community still needs improvement in terms of road access and traffic control.

Yayat also explained that to attract the area, public open spaces should be provided so that later residents in the area can easily interact.

"Then it is also important to provide more public facilities considering the area is busy if there is only a Jakarta Fair, so it is necessary to think about other interesting destinations in this area," he said.

Yayat said that PPK Kemayoran must be more creative in developing this area in the sense that it is not just cooperation to develop facilities but also sectors that can drive the economy in the region.

"Moreover, if the housing is allocated to the middle class, the economy in the region must live first," he explained.
