Despite the Polemics, Jakpro Claims JIS Evicted Residents Agree to Rental Rates for Kampung Susun Bayam IDR 700,000
JAKARTA - PT Jakarta Propertindo responded to the demonstration that was once again carried out by residents who were formerly evicted at the Jakarta International Stadium (JIS) who are prospective residents of Kampung Susun Bayam.
They demanded that Jakpro as the manager immediately open Kampung Susun Bayam for immediate habitation. However, tensions arose because they disagreed with the monthly rental rate between residents and Jakpro.
VP Corporate Secretary of PT Jakarta Propertindo (Jakpro) Syachrial Syarief claims that 40 per cent of Kampung Bayam residents have agreed with the rates offered. In total, 123 families were recorded as having received the Kampung Susun Bayam unit. However, 75 households still refuse the rental price set by Jakpro because they are considered too expensive.
They are divided into two groups. There is a group that accepts Jakpro's offer, there are those who have not received a value (rental fee) between IDR 600,000 to IDR 700,000. Those who haven't accepted it are some who are demonstrating", said Syachrial when contacted, Monday, February 20.
Then, why can't residents who agree to the tariff offer from Jakpro live in Kampung Susun Bayam? Syachrial explained that there were still problems with the administration of the use of his assets.
PT Jakpro built Kampung Susun Bayam on land owned by the Youth and Sports Service. Meanwhile, Jakpro cannot simply rent out flats on land that does not belong to them.
"We are still discussing with the DKI Pemprov the legality of management. For example, if we rent one room, can we rent it again to someone else? That's an analogy. The hope is that there are special arrangements for commercial and non-commercial ones", explained Syachrial.
Several residents affected by the eviction of the Jakarta International Stadium (JIS) today returned to the DKI Jakarta City Hall for the umpteenth time, to demand that they immediately occupy Kampung Susun Bayam.
Since Kampung Susun Bayam was inaugurated by the former Governor of DKI Jakarta Anies Baswdan in October 2022, the evicted residents of Kampung Bayam have not been able to occupy the residence until now.

Today, residents of Kampung Bayam accompanied by LBH Jakarta sent an administrative objection letter to the Acting Governor of DKI Jakarta Heru Budi Hartono and PT Jakarta Propertindo as the manager to immediately provide the Kampung Susun Bayam unit.
One problem that has caused residents to not settle in Kampung Susun Bayam is the monthly rental rate that has not yet been agreed upon. The JIS evicted residents who disagreed with the tariff offered by PT Jakpro as the manager of Kampung Susun Bayam.
Jakpro has offered a rental fee for Kampung Susun Bayam of around IDR 750 thousand per month. They claim this is by Governor Regulation Number 55 of 2018 concerning the Adjustment of Housing Service Retribution Rates.
It's just that the cost of housing rent in Pergub 55/2018 varies for each type, namely programmed and public flats. The nominal price offered by Jakpro is clearly opposed by residents of Kampung Bayam. They felt unable to pay the nominal rent.
