OIKN: Revision Of IKN Law Adds Affordable Residential Stock For The Community

SEPAKU - Head of the Archipelago Capital Authority (OIKN) Bambang Susantono revealed that the revision of the State Capital Law (IKN) related to the implementation of housing can increase the stock of affordable housing for people at IKN Nusantara, East Kalimantan.

"In the revision of the law, it is stipulated that the obligation of housing developers to be delayed in implementing balanced residential pattern regulations can be carried out at IKN. Thus, it can increase the stock of more affordable housing for the community," said Bambang at the Sepaku Semoi Dam, North Penajam Paser Regency, East Kalimantan, as reported by ANTARA, Tuesday, August 22.

In the construction of housing in Indonesia, there are balanced occupancy patterns regulations that are required for developers, namely the construction of houses with a pattern of 1 to 2 compared to 3.

When developers build a luxury house, in the same area they are also required to build two middle houses and three simple houses for low-income people (MBR).

However, in some areas, many housing developers whose obligations to carry out the residential pattern are still delayed.

The reason is because the price of land is expensive, it is difficult to build an affordable house.

OIKN and the Indonesian Ministry/Institution accompanying the Ministry of National Development Planning/Bappenas RI conveyed the main urgency of the Draft Law on Amendments to Law Number 3 of 2023 concerning the State Capital.

One of the points of urgency is regarding special arrangements for housing investors. This aims to provide convenience to housing investors in accelerating residential development.

Another goal is to provide arrangements for the transfer of balanced residential obligations, as well as to accelerate development.

The addition of provisions that will be included in the revision of the IKN Law related to housing, including the provision of opportunities for developers to transfer balanced residential obligations from outside IKN to IKN areas through providing incentives.

Then the implementation of balanced housing by taking into account the Detailed Spatial Planning of the Archipelago IKN, as well as other provisions, is the use of balanced housing convention funds for the acceleration of housing development at IKN Nusantara.

Bambang said that his party discussed the points of revision of the IKN Law regarding the implementation of the housing with the leaders and members of Commission II of the DPR in an informal manner first.
