JAKARTA - The West Jakarta Regional Housing and Settlement Area Office has asked PT Reka Rumanda Agung Abadi or RRAA to immediately hand over the management of Rusunami Citypark to PPPSRS. If this obligation continues to be unmet, administrative sanctions up to revocation of permits can be recommended.

The Head of the West Jakarta PRKP Sub-Directorate, Darnawati Sembiring, conveyed this during an audience between the PPPSRS Rusunami Citypark, PT RRAA, the DKI Jakarta DPRD, and a number of related institutions at the DKI Jakarta DPRD, Friday, August 7.

According to Darnawati, the PRKP Sub-Director has facilitated the resolution of disputes between residents and developers several times. The invitation to PT RRAA has also been repeatedly conveyed, including through the facilitation of the West Jakarta City Government.

"We hope that this issue will be resolved immediately through the handover of management," said Darnawati.

He said that developers' obligations were regulated in the Minister of Housing and Settlement Area Regulation Number 4 of 2025.

After the PPPSRS management is formed, the development actors must hand over the management of common parts, common objects, and common land no later than three months from the establishment of the management.

The handover was carried out in the presence of a notary and was recorded in the minutes.

In addition to management, a number of technical documents must also be submitted. These documents include as built drawings, Building Building Approval, Certificate of Public Function, building manual, dispute documents, and separation deeds.

The document is needed for apartment operations and the process of extending the Building Use Rights Certificate or SHGB.

"All of these documents are needed for the process of extending the SHGB and apartment operations," said Darnawati.

He said the West Jakarta City Government still prioritizes deliberation. However, if there is no resolution, the PRKP Sub-Director can recommend sanctions to the Mayor of West Jakarta.

"It can lead to a reprimand to revocation of the permit," he said.

The representative of the West Jakarta Land Office, Bambang, added that the extension of the right to land together must be submitted by all owners through the PPPSRS.

According to Bambang, the process also requires, among others, the PPPSRS which has been passed, the original SHGB, land registration certificate, recommendation of the HPL holder if necessary, the Certificate of Public Function, as well as other technical documents.

"We work according to the rules. All requirements must be met so that the process of extending the SHGB can run according to the provisions," said Bambang.
