JAKARTA - Minister of Housing and Settlement Areas (PKP) Maruarar Sirait (Ara) opened his voice regarding the draft regulation of the Minister of PKP regarding changes to the provisions of subsidized houses.

Ara stated that the pros and cons regarding the draft Regulation of the Minister of PKP regarding land area boundaries and the floor area of the landed public house are normal.

The issue of reducing the size of subsidized houses is stated in the draft Decree of the Minister of PKP Number / KPTS / M / 2025. Later, the Ministry of PKP plans to reduce the land area to a minimum of 25 square meters and a building area of at least 18 square meters.

The land area and subsidized housing building are currently regulated in the Decree of the Minister of Public Works and Public Housing (Kepmen PUPR) Number 689/KPTS/M/2023.

In the regulation, the land area is regulated at least 60 square meters and is 200 square meters high. Meanwhile, the building area is set at least 21 square meters to 36 square meters.

Ara assessed that the preparation of the draft was to encourage the construction of subsidized houses in urban areas. Therefore, Ara assesses that home design creativity from developers is needed and makes consumers have more choices of living in urban areas.

"So, people who will buy subsidized houses must really see the house building so first and not select pictures on the pamphlet. The risk is in the developer because they have to build their house first," said Ara.

Meanwhile, Chairman of the Indonesian Realestate (REI) Joko Suranto who was present at the meeting with Ara stated that it was necessary to adjust the SNI regarding the area of subsidized housing.

"We hope that the drafting of the regulation is in accordance with the applicable SNI," he said.
