Turun, APLN Hanya Raup Rp3,9 Triliun Dari Penjualan Dan Pendapatan Usaha
JAKARTA - PT Agung Podomoro Land Tbk (APLN) reported that the Company's sales and operating income during the nine-month period in 2023 reached IDR 3.92 trillion, down 47.0 percent compared to the same period in 2022 of IDR 7.39 trillion.
APLN's sales and operating revenues included Neo Soho Mall's sales of IDR 1.30 trillion in September 2023. Meanwhile, Central Park Mall's sales in September 2022 resulted in revenue of IDR 4.08 trillion. APLN Corporate Secretary Justini Omas explained that APLN's performance this year faced various challenges, including growth in the property industry which was not as expected.
That's why sales of Neo Soho Mall became an important decision made by APLN in an effort to strengthen liquidity, mainly used to pay off part of the loan.
"The sale of the property sector is still very dynamic, full of challenges, especially due to consumer purchasing power which is not yet strong. This has an impact on the company's revenue from the sale of property projects that fell during this period," explained Justini Omas in a statement to the media, Saturday, October 28.
He added, until the nine-month period in 2023, APLN's marketing sales were recorded at Rp933 billion, down 41 percent compared to the same period in 2022 of Rp1.58 trillion. The impact of declining sales had an impact on the Company's gross profit in this period was also cut by 62.9 percent to Rp1.63 trillion compared to Rp4.39 trillion for the same period the previous year.
Meanwhile, APLN's comprehensive profit was also cut 47.5 percent to IDR 1.35 trillion from IDR 2.57 trillion in the same period in 2022. Unlike the previous year, the comprehensive profit in the nine-month period of 2023 mostly comes from the tender offer of American Dollar bonds which generates non-cash income of IDR 1.01 trillion. However, we still have US Dollar bonds of 131.96 million US dollars or around IDR 2.05 trillion which will mature in June 2024," said Justini.

To maintain the continuity of the Company's business, Justini added, APLN will continue to accelerate the development of property projects that have been the main source of Company revenue. Among them are the Podomoro Tenjo City projects, Bukit Podomoro Jakarta, Podomoro Park Bandung, Parkland Podomoro Karawang, and Borneo Bay City in Balikpapan which are the buffer cities of the capital city of the archipelago (IKN).
"With the sale of Central Park Mall and Neo Soho Mall, we are trying to optimize revenue from hotel businesses and other shopping centers that continue to grow positively. Through these two business segments, APLN's recurring income in the nine-month period in 2023 reached IDR 1.07 trillion, almost the same as last year's period," concluded Justini.
