Kepmen PUPR Tentang Harga Baru Rumah Subsidi Tengah Dalam Proses Penyusunan
JAKARTA - Minister of Public Works and Public Housing (PUPR) Basuki Hadimuljono revealed the Ministerial Decree (Kepmen) of PUPR regarding the new price of subsidized houses in the preparation process.
"The price minister of the new subsidized house, I have not signed it, but the Minister of Finance Regulation or PMK has been issued. The ministerial decree is in the process," Basuki said in Jakarta, quoted from Antara, Thursday, June 29.
According to him, with the PMK regarding the new price of subsidized houses, it was then lowered to the Kepmen PUPR to be implemented by banks.
Kepmen PUPR tersebut statusnya sudah circular jadi sudah cepat, di mana sirkular berarti sudah diparaf oleh semua pejabat echelon I. Dengan demikian pengembang rumah subsidi akan melakukan penyesuaian harga setelah ditandatinya Kepmen PUPR mengenai harga baru rumah subsidi.
Basuki said that after the signing, the Ministerial Decree would be socialized. The Minister of PUPR regarding the price of subsidized houses will certainly be issued as soon as this year.
The Ministry of Finance has set a new regulation regarding the price limit for subsidized houses without Value Added Tax (VAT). In the regulation of PMK 60/PMK.010/2023, the Ministry of Finance regulates the maximum selling price limit for landed houses granted VAT exemption to IDR 162 million to IDR 234 million for 2023.

This VAT exemption facility update is an instrument for the government to increase the number of houses subsidized so that more people can buy livable houses at affordable prices.
In the previous regulation, the maximum limit for landed houses that are exempted by VAT is between Rp. 150.5 million to Rp. 219 million.
The increase in this limit follows an increase in the average construction cost of 2.7 percent per year based on the Large Trade Price Index. The VAT exemption facility is intended to support the provision of at least 230,000 housing units for low-income people (MBR) targeted by the government.
