JAKARTA - PT Pembangunan Jaya Ancol Tbk (PJAA) plans to develop the area through a reclamation project on the west side of Ancol with an area of around 65 hectares.

Meanwhile, this project has received approval, and currently the company is looking for strategic partners to realize it.

Ancol President Commissioner Irfan Setiaputra emphasized that all licensing aspects had been met, so the current focus was on finding a partner who was able to present an interesting concept to increase Ancol's appeal.

"Some say it is reclamation but some say it is land expansion, because it is attached. So I don't want to argue about legal rules. We have all received approval, we are looking for partners for reclamation and let's see together what will happen on the land of reclamation," he said in a press conference, Tuesday, April 14.

He hopes that the partners chosen will be able to add value and encourage more visitors to come to Ancol after the project is realized.

Meanwhile, Ancol President Director Syahmudrian Lubis said that reclamation development would be carried out through a strategic partnership scheme with local and global investors, and this approach was chosen to increase Ancol's competitiveness in the long term.

Syahmudrian or who is familiarly called Ian explained that initially, the project was planned to use internal capital expenditure (capex), but the high interest of investors made Ancol switch to a business sharing cooperation scheme.

For this reason, he added that the company will hold a selection process or beauty contest to choose the best partner in the Ancol Beach reclamation project.

"Ancol sees this as a new opportunity for us, what is the name of the approach for this reclamation development. So in the future we will do a beauty contest for investors who want to participate in the reclamation of Ancol Beach," he explained.

He also emphasized that Ancol is currently strengthening its commitment to the principles of Environmental, Social, and Governance (ESG), and in the last six months, the company has begun to increase compliance with environmental standards, energy efficiency, and sustainability, including targeting ISO certification related to energy.

"This is a form of commitment from Ancol so that we can remain relevant in the next 20-50 years," he said.

Ian added that this step was taken as a form of long-term commitment so that Ancol remains relevant in the next 20 to 50 years, as well as supporting the DKI Jakarta Provincial Government's target of reducing emissions by around 50 percent by 2030.

For the reclamation project, Ian said the area to be developed is on the west coast, from the left side of the Marina to the north, with an area of about 65 hectares.

The land will later be divided for business needs and public facilities, including the relocation of the marina area to provide a new experience for visitors.

In addition to reclamation, Ian said Ancol will also revitalize and optimize existing assets from a total of around 593 hectares of land, there are still many areas that have not been utilized to the maximum, including a number of rides and abandoned locations.

According to him, the focus of revitalization includes two main things, namely presenting new rides and optimizing the existing ecosystem, and one of the priorities is to improve the quality of the coastal area so that it is cleaner and more comfortable, so that visitors can enjoy a better experience.

In addition, he added that the company will also complete a number of homework related to assets that still have ownership status that is not entirely clear, with a target for completion in the next two years.

In terms of performance, he added that Ancol targets an increase in revenue through various strategic collaborations, because currently, the company's revenue is in the range of IDR 1.1-1.2 trillion per year, and is expected to increase by around 50 percent in the next two years, although the target is still adjusted to the company's work plan and budget (RKAP).

"Hopefully this can come true, but against, we can't make this a target, because everything in Ancol has, this is because it is already in our RKAP that we have submitted," he explained.

Ian added that Ancol also plans to introduce new entertainment concepts, such as beach clubs and reactivating night activities.

According to him, one of the ongoing projects is the development of the former Segara area into a lifestyle destination that combines sports, recreation, and beach entertainment.

"We may build a beach club in Ancol, we will reactivate the name of night entertainment here so that now Ancol has the most night maybe at 9 pm, even if we come to the Jakarta City. Well, we want to activate it by presenting us there is a cooperation for the beach club," he explained.

According to him, the concept will present a different experience, such as padel sports facilities integrated with beach and entertainment areas, so that visitors can enjoy the atmosphere of the sea while being active together.

"This is an experience they don't feel anywhere else, for example, in other places, South Jakarta, they can paddle and others, if here he can enjoy the name of the sea, while he gathers with his friends. This is a new experience that other communities can't have," he said.

Regarding the reclamation project, Syahmudrian revealed that there are currently around 16 prospective investors, both from within the country and abroad, including from Europe, China, and Korea.

He added that all the prospective partners would undergo a rigorous selection process, and only one would be selected as the main partner.

"We will tell them which one is given the most to Ancol. If, for example, they are almost the same, yes, we will repeat it again, we will take one that gives the best for Ancol," he said.

According to him, the cooperation scheme offered is land sharing with a flexible composition, depending on the best offer from investors.
