JAKARTA - The President Director of Perumda Pasar Jaya, Agus Himawan, conveyed the plan to build housing on five traditional markets that will be revitalized in Jakarta.

The five markets are Pasar Minggu, Pasar Senen Blok 6, Palmerah Market, Cempaka Putih Market, and Grogol Market. According to Agus, each market will be equipped with around 2,000 residential units, so that the total can reach 10 thousand units.

"Meanwhile, we prioritize 5 units, this means that we can support almost 10 thousand units per market," said Agus at DKI Jakarta City Hall, Wednesday, September 24.

Agus gave an example of the concept of housing above the market that has been realized in Rusunawa Pasar Rumput. The residence is designed with the concept of mixed use because it is integrated with markets, kiosks, outlets, playgrounds, clinics, and banks.

"For the housing earlier, of course, this is an example that we have completed and managed it. That is the one in Pasar Rumput," he said.

According to him, the existence of Rusunawa Pasar Rumput is a study material for district governments and madya cities in Jakarta in seeing opportunities for market and residential integration.

In addition to the five priority markets, Pasar Jaya is also revitalizing nine other markets in 2025 using the Regional Capital Participation (PMD) budget.

The nine markets are Pasar Kombongan, Pasar Kwitang Dalam, Pasar Gandaria, Pasar Petojo Enclek, Pasar Kramat Jaya, Pasar Sungai Bambu, Pasar Kampung Ambon, Pasar Gardu Asem, and Pasar Lontar Kebon Melati.

Agus said, Pasar Jaya has accelerated its revitalization and modernization program in 153 markets since August 2023 until now.

From January to September 2025, 67 markets have been repainted with new corporate colors accompanied by repairs to toilets, parking areas, parks, and escalators.

Market revitalization is carried out through three financing schemes, namely internal funds, Regional Capital Participation (PMD), as well as partnerships with the private sector. A number of markets that are included in private cooperation schemes include Pramuka Market, Iron Bridge, Senen Block 6, and Pasar Minggu.

In addition to the physical aspect, Pasar Jaya is also building an independent waste processing center at the Kramat Jati Main Market in collaboration with PT LAPI ITB. This facility is targeted to be completed in May 2026 and is able to process 95 percent of organic waste directly at the location," said Agus.

Digitalization is also accelerated. The non-cash payment system is in effect in 57 markets, while digital management is implemented in 30 markets. This year, an additional 30 markets are included in the digitalization program," he added.

Pasar Jaya also developed the concept of housing above the market through a 60-year building ownership certificate (SKBG). The first project in the Pasar Rumput Flats has now been filled with 85 percent with the majority of millennials, ASN, and private workers.

Five other strategic locations, such as Pasar Minggu and Pasar Senen, were prepared for similar development, "he added.
