JAKARTA - The Ministry of Public Works and Public Housing (PUPR) through the Directorate General of Housing proposed that transit-oriented residential areas (TOD) need to be allocated a minimum of 20 percent for low-income people (MBR).

"This is an effort to boost policy, I hope that housing housing in TOD centers will at least allocate a minimum of 20 percent of TOD housing," said Director General of Housing at the Ministry of PUPR, Iwan Suprijanto, in the Cawang area, East Jakarta, Thursday, March 2.

The rules he means, namely PP Number 13 of 2021 concerning the Implementation of Flats. This rule is expected to be implemented by developers in order to minimize the risk of community losses when buying housing assets.

"Yes, actually there (PP 13/2021), so it's actually not a letter lux. So, this is an effort for how we protect consumers. Just imagine buying a house, still open land, continuing to pay down payment, then displacing, the house has not yet been built. Well, certainty of ownership, you know, which is a problem," said Iwan.

According to Iwan, in the construction of TOD there must be partiality for people who buy housing. So, the housing is prepared for consumers who really want to live in TOD housing.

Thus, TOD's residence is fully occupied and public transportation near the TOD area becomes optimal in serving the community.

"So, the government must have affirmative and more in favor of policies. We try 20 percent first and then we will gradually increase it," he said.

With these policies, Iwan hopes that later there will be no more people who will be harmed. Not only material, but also losses in the form of expectations and promises that have previously been given by irresponsible developers.

"We make sure that. Don't let the public have spent money, maybe with hard savings, maybe even with a loan to the bank, but what he hopes he doesn't get," concluded Iwan.
