Authority Calls Garapan Nindya Karya, Intiland And IJM Residential Projects Auctioned This Year

The Capital Archipelago Authority (OIKN) said that the landed house and flat (rusun) project using the Government and Business Entity Cooperation (PPP) scheme would soon be auctioned off.

OIKN Head Basuki Hadimuljono said three companies had completed a feasibility study (FS), namely PT Nindya Karya (Persero), PT Intiland Development Tbk and IJM-CHEC (Malaysia).

In detail, Nindya Karya built 8 apartment towers with a value of IDR 2.60 trillion, Intiland built 109 landed houses and 41 apartment towers with an investment value of IDR 33.03 trillion and IJM-CHEC built 20 apartment towers with an investment value of IDR 13.40 trillion.

"This is what the FS has now finished with Nindya Karya, Intiland and IJM. Now, we will tender this immediately," said Basuki in the PPP IKN Market Sounding agenda at the PU Ministry Auditorium, Jakarta, Monday, February 24.

Meanwhile, a total of six companies will build housing in IKN with the KPBU scheme.

The other three are PT Perintis Triniti Properti Tbk and Truba Group building 8 apartment towers with an investment value of IDR 2.50 trillion, Maxim Global Berhad (Malaysia) building 10 apartment towers with an investment value of IDR 4.40 trillion and PT Ciputra Nusantara building 10 apartment towers and 20 landed housing units with a value of IDR 5 trillion.

"The estimated total investment value (of the 6 IKN residential KPBU projects) is IDR 60.93 trillion," he said.

On the same occasion, OIKN Deputy for Funding and Investment Agung Wicaksono said that the IKN residential KPBU was in the form of an availability payment (AP).

"The KPBU for flats and landed houses is a scheme for AP or the government to share risks with business entities," he said.

Therefore, the prices of landed houses and flats are still being evaluated by the Ministry of Finance (Kemenkeu) and the Financial and Development Supervisory Agency (BPKP).

"And later the most important thing will not be automatically given to business actors or investors who make studies, but will be tendered. So, with the tender, it will be able to get the best price," he said.
