JAKARTA - PT Bank Tabungan Negara (Persero) Tbk (BTN) is ready to flood 10,000 second homes into the national property market through the BTN 2026 Akbar Auction program. BTN offers tens of thousands of properties at competitive prices up to 40 percent below market prices. BTN also provides options for second home financing schemes with interest rates starting at 5 percent to expand access for people to own homes and invest in properties as well as encourage the 3 Million House Program.
SEVP Assets Management BTN Benjamen Sihombing said that the trend of second homes and auction assets is currently increasingly sought after by the public because it offers more affordable prices with locations that are generally developed and have complete facilities.
"Through the BTN 2026 Auction, we want to open wider access to the public to own houses at competitive prices while strengthening a healthier, transparent, and easily accessible second property transaction ecosystem in Indonesia," said Benjamen at the BTN 2026 Auction in Jakarta, Monday, May 25.
Meanwhile, tens of thousands of second homes can be accessed through the BTN Auction Platform either through Balelelang.btn.co.id or the Bale by BTN mobile application. This platform is an innovation from BTN which presents an ecosystem of second homes and auction assets ranging from asset catalogs, transaction processes, to financing support for Home Ownership Loans (KPR).
According to Benjamen, the assets offered include land houses, apartments, shops, to other commercial assets. The location is also diverse ranging from Jabodetabek, Java Island, to outside Java Island.
Benjamen continued, most of the assets are located in areas that already have access to infrastructure, public facilities, and residential environments that have been formed.
"BTN targets a success rate of 35 percent for auctions throughout 2026 after previously successfully recording the highest auction performance among Himbara banks in 2025 with a realization of 34.4 percent," said Benjamen.
Then, to support people buying auction houses, BTN also presents the BTN Maju KPR product with interest starting at 5 percent fixed 5 years, down payment starting at 1 percent, and tenor up to 30 years.
"We see that second homes are now not only an investment alternative, but also a solution for people to own housing in the midst of rising new house prices. The strengthening of the second home ecosystem is expected to expand access to home ownership for the public, support the 3 Million House Program, and create a healthier property market with more competitive pricing options," said Benjamen.
On the same occasion, Property Expert Panangian Simanungkalit said that the entry of auction housing into the market through the BTN 2026 Auction has the potential to be one of the drivers of the property boom in the next few years.
"Don't miss this opportunity, especially since the auction process is now easier. The second residential market has great potential to grow due to the limited supply of new homes compared to the increase in people's housing needs every year," said Panangian.
Panangian assessed that the secondary market could be a solution to expand access to home ownership amid the high national housing backlog. According to him, with competitive prices, strategic locations, infrastructure that has been formed, and support for single-digit interest mortgages, second homes are an attractive option for people to own homes or invest in properties.
Meanwhile, the Director of Auction of the Directorate General of State Assets (DJKN) of the Ministry of Finance, Syukriah HG, said that the implementation of the BTN 2026 Auction was in line with the 118th Anniversary of the Indonesian Auction. This momentum is a reminder that auctions are adaptive, transparent, and relevant economic instruments in supporting the national economy.
According to him, the theme is also very in line with the current economic dynamics, especially in expanding people's economic access.
Syukriah added that DJKN continues to improve auction services through the digitization of applications and service systems so that the auction process is faster, more transparent, and easier for the public to access.
"We believe that strong synergy between stakeholders will be an important foundation in determining the success of the BTN 2026 Auction as well as expanding public participation in the national auction ecosystem," said Syukriah.
