Maruarar Sirait Asks Developers To Report The Cost Of Construction Of Subsidized Houses

JAKARTA - Minister of Housing and Settlement Areas (PKP) Maruarar Sirait (Ara) instructed housing development associations to prepare data on the estimated cost of building subsidized houses.

The data, said Ara, will be one of the basiss in calculating the new subsidized housing scheme, namely the plan to change the proportion of Home Ownership Loans with the Housing Financing Liquidity Facility (KPR FLPP) scheme in 2025.

"I discussed including with the Head of the Financial and Development Supervisory Agency (BPKP) by telephone. Later the BPKP will officially write to fellow developers associations to be able to explain how much the cost of building subsidized houses is outside the price of land for FLPP links," he said, quoting Antara.

According to him, data on the cost of building subsidized houses is also needed as a basis for determining the price of subsidized houses that are more appropriate.

"So that in time we can set the price of the house wisely. Of course, we also consider many things, including inflation and so on," he said.

Ara said that in preparing for a policy change in the housing sector, no one wanted to be harmed, be it the people, the state, and entrepreneurs.

"Entrepreneurs must make a profit, because they will also pay taxes. But the people must also benefit from getting reasonable quality and prices. The state must also profit from taxes and from how to drive the economy, economic growth," he said.

He also emphasized the importance of ensuring that the FLPP program is right on target, so that only people who really need it can take advantage of the housing financing.

"Because this subsidy house is from the state budget and the direction from the President must also be right on target, and must also be done properly," said Ara.

In 2025, the Ministry of PKP is preparing to change the design portion of APBN funds with banks for FLPP which aims to save the APBN, and can increase the portion of distribution of FLPP mortgages with existing budgets.

Currently, the government has set the 2025 FLPP budget allocation of IDR 28.2 trillion for 220,000 housing units, and it is hoped that the change in the portion of FLPP distribution can increase the distribution achievement.
