Cooperative Admits Mistakes In Raising Kiosk District Rental Rates Block M, 23 Outlets Now Move To M Hub Block

JAKARTA - PT MRT Jakarta as the manager of the Blok M area has held a meeting with Kopema as a cooperative for District Blok M traders after the chaotic increase in kiosk rental rates in Blok M District or Plaza 2.

Dalam pertemuan pada Kamis, 18 September, Kopema mengakui bersalah atas kenaikan tariff sewa kepada pedagang serta melanggar kesepakatan perjanjian sewa-menyewa kiosk.

MRT actually set a kiosk rental rate of IDR 300 thousand for cooperative members and IDR 1.5 million for traders outside cooperative members or leasing out stalls.

But recently, cooperatives in District Blok M charged merchants rental fees of up to IDR 4.5 million per month per kiosk.

"Kopema has acknowledged the error from their side on the clause regulated in the agreement and we appreciate the cooperative attitude of the Kopema to want to improve the cooperation scheme," said Acting Corporate Secretary Division Head of PT MRT Jakarta Ahmad Pratomo to reporters, Friday, September 19.

Currently, MRT and Kopema are drafting a new cooperation scheme to prevent games to increase rental rates from happening again and running agreements that do not harm some parties.

Pratomo noted that the total number of MSME outlets affected in the Blok M District area which eventually moved to Blok M Hub was 23 outlets and an additional 7 new outlets.

"So now all kiosks have been filled with a total of 30 MSMEs. Gradually MSMEs will start opening outlets in October 2025," said Pratomo.

"The next process that runs is of course with the spirit of encouraging a healthy business climate for MSME friends in Blok M Hub," he continued.

Previously, DKI Jakarta Governor Pramono Anung offered MSME traders who left District Blok M to move to sell in the Blok M Hub area, precisely in the B1 alley. In fact, Pramono will free the rent for the first two months if they want to move.

"Because this place is fully managed by the MRT, this place will be used to move for anyone who wants to use this place. If they want to use this place, then we will give them freedom for two months. Free, free, so that they want to move to this place," Pramono explained when checking the Blok M area, Wednesday, September 3.

After being free for two months, the rental fee for relocation in the B1 Blok M Hub aisle offered by the MRT is Rp. 100,000 per square meter and the service / maintenance fee is Rp. 100,000 per month. So, if traders want to rent a kiosk with 9 square meters, the rental fee charged is Rp. 1.8 million per month.

"Hopefully what is the concern of the traders in Blok M, can be resolved soon. Because I know, Blok M is now a new hub for Jakarta. So, once it goes viral, I am here today. Because I don't want this to be prolonged, this must be resolved immediately," he added.
