Minister Ara: Rules For The Land Area Of Subsidized Houses So That Residents Have A Choice
JAKARTA - Minister of Housing and Settlement Areas (PKP) Maruarar Sirait revealed that the rules regarding land area restrictions and the floor area of landed houses whose drafts are currently experiencing pros and cons are aimed at making people have a choice.
According to Ara, pros and cons are common and he is sure that the purpose of drafting these regulations is very good so that more people can receive benefits and do not harm them, because there is a choice of subsidized house design that suits their needs.
"Right now, it's still a stage rather than input. The pros and cons are normal. The goal is good," said Ara as quoted by ANTARA, Monday, June 2.
Ara said that the land area of subsidized houses that is not too wide is in accordance with the needs and land is increasingly limited.
With a good design, he continued, subsidized houses, although limited land can be built in stages and according to the needs of the community.
Based on the results of his visits to the field, it turns out that many people who buy subsidized houses are still single or newly married.
In addition, the design of subsidized houses has not changed much so there are not many choices for consumers, especially in urban areas, the price of land is getting more expensive.
Therefore, he emphasized the importance of design innovation and land efficiency in order to present habitable houses in the middle of the city at affordable prices.
"Now I want to see the designs. Can you make it a level? Because the land is expensive. How can we lose to the problem? If the land is expensive, so far the space can be built at a level so we don't want to lose to the problem. The designs of the house have always been like that. We make a good design. Wait for the surprise. I will expose the good house designs," he said.
Ara also said that the PKP Ministry is very open with various inputs related to the draft Regulation of the Minister of PKP and with the existing suggestions and criticisms it will make the discussion of the regulation more open and known to many parties.
"As a Minister, I am very open about the draft Regulation of the Minister of PKP. I do not limit it, please if you want criticism and suggestions. The existence of criticism in front is getting better so that our work is comfortable," he said.
According to Ara, the principle of drafting the regulation is to encourage the construction of subsidized houses in urban areas where existing land is very limited.
Thus, various home design creativity will emerge from developers and will make consumers have more choices of living in urban areas.
"Later on, there will be more choices for people who want to have subsidized houses in urban areas. In addition, it will be very good for developers because they are required to be more creative and consumers will have more choices of houses," he said.
In the future, Ara hopes that developers will also build subsidized houses first and not only sell pictures. The choice of design and subsidized housing environments that are well-organized and well-designed will certainly make people comfortable living with their families.
"So people who will buy subsidized houses must really see the house building so first and not select pictures on the pamphlet. The risk is in the developer because they have to build their houses first," he said.

Furthermore, Ara added, after drafting regulations related to FLPP subsidies, his party will make regulations regarding commercial houses.
"So later there will be subsidized houses and commercial houses. The contents will certainly regulate land, financing, design, size and price issues. The DPR also asked us to implement balanced residential regulations so that developers can immediately implement them," he said.
Meanwhile, Chairman of the Indonesian Realestate (REI) Joko Suranto stated that it was necessary to adjust the SNI regarding the area of the subsidized house.
"We hope that the drafting of the regulation is in accordance with the applicable SNI," he said.
