The Developer Of Cheap Houses Welcomes Positive Discourse On Tapera Funds
JAKARTA - The government has confirmed that it will implement the Public Housing Savings program or Tapera, based on Law Number 1 of 2011 concerning Housing and Settlement Areas and Law Number 4 of 2016.
Tapera is believed to have a crucial impact in overcoming housing gaps or backlogs, especially for the first house. One of the parties ready to contribute to optimizing Tapera funds for cheap houses is housing development companies.
President Director of PT Pulo Mas Jaya Robby Ferliansyah said he was optimistic that the Tapera fund program would help people who do not yet have a house. According to him, it is common that the biggest challenge to own a house is the very high land price. This makes the price of the house rise, especially in Jakarta.
"Now that the trend of the younger generation no one wants to buy a house as an investment, they think it's better to rent a house than to buy, even though it can be paid in installments. This is because the price of the housing unit is already very expensive, because indeed NJOP in Jakarta is very high. Finally, they are able to buy a house shifted to the outskirts of Jakarta," said Robby, who is also an alumni of the UI Faculty of Law in a media statement in Jakarta, Sunday, June 2.
Furthermore, Robby said that Tapera is a program that is in favor of the people, and in nature of mutual cooperation. Tapera was originally devoted to the ASN and TNI, but the fact that most people need a home is the general public. Finally, this program is expanded so that it can reach all Indonesian people, and is devoted to people who don't have a home. In my opinion, this is a deterrent from the spirit of mutual cooperation, we all contribute to Development, and this is Savings, so in time the savings can be withdrawn," said Robby.
His party is also ready to collaborate with the Tapera fund program to be a solution for the provision of more affordable houses. According to him, housing development companies will be the parties who are positively affected.
"Developers are happy to be able to provide certainty for people who do not have a home yet. Tapera funds raised from the working community will be managed to be able to provide subsidies for the purchase of houses, home renovation loans, and home development loans. This subsidy will make house prices affordable. So Tapera funds can help developers in providing cheap housing for the community," he continued.
He also admitted that the company had even initiated the provision of cheap houses or at prices below IDR 1 billion. The house is intended for people who buy their first house. "We are developing a CUBO HOUSE in Pulo Gebang, East Jakarta, which is intended for people who do not have a house, at a price below IDR 1 billion. Maybe this is the only house under 1 billion in Jakarta," he said.
"DK Jakarta Province provides free BPHTB for the first house. Our party has moved there to help the community. Later Tapera funds can strengthen our plan to provide cheap houses in the form of subsidies, especially for developers like us," he continued.

The government at every opportunity states that there is a gap or backlog faced by the government because so far there are 9.9 million Indonesians who do not have a home based on BPS data. Commissioner of BP Tapera Heru Pudyo Nugroho said the Tapera program was due to the condition of the people who were still struggling with housing ownership. Tapera participants will get a return from the results of the disbursement of funds at the end of the membership period.
"So, participants will get benefits for returning participants' savings from their camp results with only Rp. 2.1 million, while if the installments are Rp. 3.1 million if they are commercial, that's just installments," said Heru. Heru said, there are obligations for civil servants and private workers who already have a house in the mutual cooperation program scheme to pursue the number gap in Indonesia.
