The Reason Why 85 Percent Of Housing In IKN Will Be Vertical
JAKARTA - The Nusantara Capital City Authority (OIKN) stated that the composition of housing in the National Capital City (IKN) of the Nusantara will be divided into 85 percent vertical and 15 percent sited.
OIKN Deputy for Facilities and Infrastructure Silvia Halim said that vertical housing at IKN Nusantara was built in areas close to activity centers.
"This means that the closer an area is to the center of activity, the denser the residences built (vertical residences)," she said, as quoted from Antara, Thursday 12 October.
Thus, people's travel distance to activity centers can be accommodated by public transportation, walking or cycling. This is in line with the 10 Minute City concept.
Silvia added that IKN applies the concept of residential transformation, including a paradigm shift in living on land that is more effective and efficient, with several methods, namely living in vertical housing, so that ideal housing and density will be created.
Then, live in a compact area, so that all needs can be served and can be accessed quickly and easily. As well as, implementing green buildings and smart technology in life (smart living) to increase occupant comfort while implementing sustainability principles.
Based on Law Number 3 of 2022 concerning National Capital, the existing residential concept which is generally in the form of a single building is not in line with the direction of development of the IKN area to become a "10 Minute City".

Therefore, housing needs and facilities are modified by combining various services in one building taking into account applicable comfort standards and providing housing in the form of flats or apartments, while still paying attention to minimum standards for each need, such as position and number of household members.
Currently, 36 units of site-shaped housing units have been built at IKN, of which 32 units have been completed.
Housing for ASN and defense and security apparatus will also be built with a vertical housing concept, all of which is targeted for completion in 2024, in line with the planned transfer of 16,990 ASN to IKN.
