Vertical Residentials In IKN Can Be A Direction For Building An Integrated City

JAKARTA - Knight property consultant Frank Indonesia revealed that the project to build vertical housing that is integrated in the State Capital (IKN) of the Archipelago can be a directive to build a city in an integrated manner (compact city) for other regions in Indonesia.

"I think that when the construction of vertical housing that is integrated with other facilities and infrastructure, it becomes one of the directives for us to build a city in an integrated manner," said Senior Research Advisor Knight Frank Indonesia Syarifah Syaukat or called Sari, quoted from Antara, Thursday, February 23.

According to Sari, the ultimate goal of the development of an integrated city is the efficiency of the city so that mobility can be controlled, where spaces are integrated between settlement functions and commercial as well as supporting functions.

"Of course, with this efficiency, it is hoped that productivity of city residents will still be achieved well," he said.

Based on Presidential Regulation number 63 of 2022 concerning the Detail of the Main Plan for the Capital City of the Archipelago, housing development in IKN applies the concept of complex transformation, including by changing the perspective of living in more effective and efficient land.

First, through how to live in a vertical residence so that an ideally density of housing will be created. Second, living in a compact area, all needs are served and can be accessed quickly and easily accessible, and finally applying smart living technology to increase the comfort of residents while at the same time applying the principle of sustainable living.

These three things will have positive implications for the availability of spaces, open to the public or a wider environment when compared to the current conditions in big cities.

The concept of housing development in IKN follows a spatial function plan that includes mixed-used and heterogeneity demographic areas in the capital city of the archipelago. The mixed function area refers to the creation of various activities and functions in one building environment.

The heterogeneity of demographics refers to the creation of population mixing based on characteristics such as age, occupation, income, ethnicity, and race.
