JAKARTA - PT Bumi Serpong Damai Tbk (BSDE) targets pre-sales of IDR 8.8 trillion in 2023.

As for 2022, BSDE set a pre-sale target of IDR 7.7 trillion. This target was successfully exceeded by the realization of pre-sales reaching IDR 8.8 trillion.

BSDE Director Hermawan Wijaya said the 2023 target was set conservatively. "However, it still reflects our optimism for the national property market," he quoted information disclosure, Wednesday, February 22, 2023.

He assessed that the target was in line with Indonesia's 2023 economic growth prediction of 4.5 percent to 5.3 percent. Also, it is estimated that the Consumer Price Index (CPI) inflation will decline and return to the target of 3 percent plus minus 1 percent in 2023 and 2.5 percent plus minus 1 percent in 2024.

From this target, the pre-sale target will mostly be contributed by residential sales (landed house) of 65 percent.

Then 17 percent came from commercial sales (land plots, shop houses/rusukan, condominiums) and 18 percent from the potential sale of land sold to joint ventures.

As a flagship project, BSD City is targeting a 58 percent contribution, including gradual residential launches for Tanakayu's residence, The Ostara, Eonna, Hiera, The Zora, Nava Park, Environmental.

Meanwhile, the commercial business launch is targeted at IDR 1.1 trillion, which will be obtained from the sale of commercial plot land to third parties plus commercial products, namely shop houses, shop offices, apartment projects ready to sell (Akasa, Upperwest, Casa de Parco) and business lots in strategic and leading locations.

The remaining 42 percent contributed by pre-sales include Grand Wisata Bekasi, Cibubur Tourism City, Cibubur Tourism Legend, Banjar Wijaya Park (Tangerang), Balikpapan Grand City (Kalimantan), Southgate TB Simatupang (South Jakarta), The Elements (CBD Jakarta), Aerium (West Jakarta) and Klaska (Surabaya).

Selama tahun 2022, terjadi peningkatan permintaan yang lebih baik terhadap perumahan dengan harga di segmen menengah (di bawah Rp3 miliar per unit) dan segmen menengah ke atas (Rp3-5 miliar per unit).

In order to meet market needs by 2023, management estimates that the prices of middle and upper middle class property units are still the favorites of potential property buyers for both residential and commercial.

BSDE in 2023 plans to launch new products with prices ranging from IDR 1 billion to 30 billion per unit for landed houses (middle to premium segments), commercial products including shop houses, apartments/condominiums and commercial land lots including those sold to joint ventures.
