YOGYAKARTA Apart from the IMB (Construction Permit), in the property world there is also another acronym, namely PBG. Although different, both of them are related to the legality in building a building. Then, what is PBG?

PBG stands for the approval of Building Buildings, namely licensing that must be owned by building owners in the form of buildings in the form of either building or developing property owned. PBG itself was issued by the Government for the owner of building property or the owner's representative.

It should be noted that PBG is a permit that replaces IMB. Previously, the Government required building owners to have an IMB. However, as of 2021, IMB's obligations were finally removed and in exchange property owners must have PBG. This change is regulated through Government Regulation (PP) No. 16 of 2021.

PP No. 16 of 2021 is the Implementation Regulation of Law Number 28 of 2002 concerning Buildings, which is then regulated in Law no. 11 concerning Job Creation (UU Cipta Kerja).

Referring to PP Number 16 of 2021 Article 1 Point 17, PBG means that the permits granted to building owners are a condition for carrying out various development activities related to property; ranging from building new, expanding to reducing buildings, and/or maintaining buildings according to building technical standards.

It must be understood that there is a difference between IMB and PBG. IMB is a permit that must be owned before or when building a building, while PBG is a permit in which there are various rules about how buildings should be built.

This means that with the existence of PBG, building owners must build buildings according to the technical standards of the building according to stipulation. PMG building standards include planning, design, implementation, construction supervision, to building utilization standards.

The PBG also regulates standards related to the demolition of buildings, the implementation of preserved Cultural Conservation Buildings (BGCB), the provisions for the implementation of Special Function Building Buildings (BGFK), Green Building Building Buildings (BGH), State Building Building Buildings (BGN), document provisions, and the provisions of the perpetrators of building construction.

Quoted from the official PUPR website, there are three benefits of PBG, namely as follows.
