Despite Being Protested By Residents, Jakpro Still Patok Rental Kampung Susun Bayam Rp765 Thousand Per Month

JAKARTA - VP Corporate Secretary of PT Jakarta Propertindo (Jakpro) Syachrial Syarief emphasized that the offer for rent rates for Kampung Susun Bayam which is charged to its prospective occupants, namely the residents of Kampung Bayam, cannot be lowered. Jakpro continues to set the rental rate for Kampung Susun Bayam, which is located next to the Jakarta International Stadium (JIS) at IDR 615,000 to IDR 765.000 per month. Meanwhile, residents of former JIS evictions demanded that the rental fee be only IDR 150,000. "The tariff is in the range of Rp. 615,000 – Rp. 765,000 according to the floor, which refers to the Regulation of the Governor of DKI Jakarta Province Number 55 of 2018 concerning Adjustment of Rate Service Tariffs. So, the issue of tariffs should not be a problem," said Syachrial in his statement, Wednesday, February 22. Pergub 55/2018 is the basis for determining the rates used by the DKI Provincial Government for the residents of the flats. However, the arrangement of residential rental costs in Pergub 55/2018 is indeed different from each type, namely programmed and general flats. Jakpro uses the general category in the Bayam Susun Village rental scheme which is more expensive than the programmed category. On the other hand, Syachrial admitted that until now Kampung Susun Bayam has not been habitable. Jakpro still needs to solve bureaucratic problems related to its management. Although the Kampung Susun Bayam (KSB) was built by Jakpro, the land where the flat stands does not belong to the DKI BUMD, but the DKI Jakarta Youth and Sports Service (Dispora). "So, regarding the follow-up to the management and utilization of KSB, Jakpro needs to pocket a number of administrative completeness. Currently, Jakpro is accelerating the completeness of the administration," explained Syachrial. A number of residents of Kampung Bayam returned to the DKI Jakarta City Hall on Monday, February 20, to demand that the DKI Provincial Government and Jakpro allow them to immediately occupy Kampung Susun Bayam. Since the inauguration of the former Governor of DKI Jakarta Anies Baswdan in October 2022, residents of the Kampung Bayam eviction have not been able to occupy the residence until now. One problem that causes residents to not yet occupy Kampung Susun Bayam is the amount of the monthly rental rate that has not yet been agreed upon. JIS residents do not agree with the tariff offered by PT Jakpro as the manager of Kampung Susun Bayam. "They (Jakpro) use tariffs in accordance with Gubernatorial Regulation No. 55 and we impose them in public. Meanwhile, we are among the affected residents (investigation programs). We object. We are among the programmed residents," said a resident representative of Kampung Bayam, "Residents want to pay what they can afford. If the range may be Rp. 150,000 per month, that should be the biggest. Because of income, sorry, what is called scavengers and factory rough workers are only Rp. 1.5 million," he added.
