Head of the DKI Jakarta Public Housing and Settlement Areas Agency (DPRKP) Sarjoko said that the plan to transfer the management of Kampung Susun Bayam from PT Jakarta Propertino (Jakpro) to the DKI DPRKP was still an option.
This management transition was originally planned so that prospective residents of Kampung Susun Bayam could pay a monthly rental fee with a nominal value cheaper than the operational management carried out by Jakpro.
"The takeover is still an option. Later it will be reunited. (Management of Kampung Susun Bayam) is still in Jakpro," said Sarjoko when met at the DKI Jakarta DPRD building, Tuesday, November 29.
So far, the DKI Provincial Government and PT Jakpro BUMD are still coordinating to formulate a mechanism for managing the Kampung Susun Bayam. Sarjoko also could not confirm whether Kampung Susun Bayam would become a simple rental flat (rusunawa) at a low rental rate.
If it will become a rusunawa, the Rental Rate scheme for Kampung Susun Bayam will refer to Governor Regulation Number 55 of 2018 concerning Adjustment of Housing Service Retribution Tariffs.
"Actually, no one has confirmed that. We are still in the process of doing the best solution for them (the residents of Kampung Susun Bayam)," said Sarjoko.
"In principle, we will try to provide residential facilities. So, we encourage them to enter the residence. How is the scheme, we discuss it while it is running," he continued.
Currently, the flat, which is located next to the Jakarta International Stadium (JIS), cannot be inhabited because it is still waiting for the transition process to transfer the management of the Kampung Susun Bayam (KSB) from Jakpro to the DKI Provincial Government.
The prospective residents of KSB, totaling 123 families, are residents of the former Kampung Bayam who were affected by the construction of JIS.
VP Corporate Secretary Syachrial Syarif revealed that residents can inhabit KSB after signing an agreement with Jakpro and the association or cooperative that will manage the management operations of the KSB environment.
Syachrial claimed that Jakpro and the DKI Provincial Government have agreed on the rent rate for Kampung Susun Bayam, such as the rusunawa tariff belonging to the DKI Provincial Government because it will refer to Pergub Number 55 of 2018.
Thus, the monthly rental fees that will be paid by prospective residents of Kampung Susun Bayam will not be set in a higher nominal way in order to cover Jakpro's operational needs.
"This amount of tariff will refer to Pergub Number 55 of 2018. So, it is no longer based on Jakpro's economic tariff calculation. We need to be grateful for this," said VP Corporate Secretary Syachrial Syarif in his statement, quoted on Monday, November 28.
In Governor Regulation Number 55 of 2018, the tariff for rental flats per month with a maximum building of 5 floors whose rates have not been set, is set as follows:
- Floor 1 type 30 amounting to IDR 372,000 (programmed) and IDR 635,000 (generalized)
- Floor 1 type 36 amounting to Rp394,000 (programmed) and Rp765,000 (generalized)
- Floor 2 type 30 amounting to Rp367,000 (programmed) and Rp610,000 (generalized)
- type 36 2 floor amounting to Rp369,000 (programmed) and Rp715,000 (generalized)
- 3rd floor type 30 amounting to IDR 322,000 (programmed) and IDR 585.000 (generalized)
- 3rd floor type 36 amounting to Rp344,000 (programmed) and Rp665,000 (generalized)
- 4th floor type 30 amounting to Rp297,000 (programmed) and Rp569,000 (generalized)
- 4th floor type 36 amounting to IDR 319,000 (programmed) and IDR 615,000 (generalized)
