Anies Baswedan Allows Houses Up To 4 Floors, PDIP: He's Takes The Heart Of Upper Medium Center

JAKARTA - Member of the PDIP faction of the DKI Jakarta DPRD, Ida Mahcepat, views the attitude of the Governor of DKI Jakarta, Anies Baswedan, who allows Jakarta residents to build houses with up to four floors to have a certain meaning.

According to Ida, Anies is attracting public sympathy for the upper middle class. The goal is to increase his image ahead of the 2024 Presidential Election (Pilpres).

"We have to know that a four-story house is definitely for the upper middle class. It's impossible to go down to the lower middle level. Even though the allocation is allowed, maybe Mr. Anies is taking his heart from the upper middle class," Ida said when contacted, Tuesday, September 27.

In addition, Ida is also worried about the impact that will occur from this change in rules, namely the acceleration of land subsidence. This is because more and more buildings with four floors, the burden on Jakarta's surface will be heavier.

"Now we have to see, especially North Jakarta, where our land has fallen by a number of centimeters every year. This must be considered properly," said Ida.

Meanwhile, the chairman of the PDIP faction of the DKI Jakarta DPRD, Gembong Warsono, said that Anies needed to immediately make detailed rules regarding the rules for Jakarta residents who were allowed to build houses to live up to four floors.

In this more detailed regulation, the DKI Jakarta Provincial Government must determine which areas are allowed and which are prohibited from building four-story houses.

"There needs to be adjustments. When Anies makes a policy of building a four-story house anywhere. That's the case. For example, a reserve area, it's not allowed. In cultural heritage there are other provisions," said Gembong.

In addition, Gembong saw that the supply of piped clean water must also be served throughout the Jakarta area immediately. So, when the four-story houses built are large, groundwater use can be minimized as much as possible to reduce the impact of land subsidence.

"One of the priorities that must also be carried out by the provincial government is the issue of clean water networks, thereby reducing the use of ground water for residents of DKI Jakarta. So that we can inhibit land subsidence in DKI Jakarta," he explained.

As is known, DKI Jakarta Governor Anies Baswedan issued a new regulation granting permits to Jakarta residents to build houses up to four floors.

This is stated in Governor Regulation Number 31 of 2022 concerning Detailed Spatial Planning Plans for the Regional Planning of the Special Capital City Region of Jakarta.

"Our residents' houses are only allowed 1 floor, 2 floors. Now, residential houses will be allowed up to 4 floors in our households in Jakarta," Anies said in the socialization of Gubernatorial Regulation Number 31 of 2022 at DKI Jakarta City Hall, Wednesday, September 21.

In the old rule, namely Regional Regulation Number 1 of 2014, residential houses are prohibited more than 3 floors. This is because more than three floors are only allowed at shop houses, guesthouses, and the like.

Seeing the development of the city of Jakarta so far, Anies said that the limit on the number of floors in residential houses in the old regulations limits the use of land in Jakarta, which has a high price.

Therefore, in the new rules, Anies said that allowing houses to live up to 4 floors is expected to encourage land optimization.

"This will have a sizeable impact. So, later Jakarta will not be flat, but the city can increase its population higher, it has a higher land value," said Anies.
