Residential Area At IKN Nusantara 856 Hectares: 664 Hectares For Officials And ASN/Polri, 192 Hectares For The General Public
JAKARTA - Head of the Housing Planning Division of the PUPR Ministry, Dedy Permadi, said that the cities in the new National Capital (IKN) of the Archipelago will apply the Smart Forest City residential concept that is environmentally friendly.
“So there is the Smart Forest City concept and there are smart green buildings that are also sustainable. This was responsive to topography," said Dedy in the Webinar on Infrastructure Readiness and Migration of ASN to IKN Early 2024 which was followed online in Jakarta, Thursday, April 14, as reported by Antara.
Dedy said the urban concept that was built would have a green open space or area with an area of between 50-70 percent. Residential locations in IKN will also be filled with local plant conservation from Kalimantan by 50 percent and conservation in Indonesian local plants reaching 30 percent.
According to Dedy, the implementation of smart and sustainable green buildings belonging to IKN will also be seen from the efficiency of energy, water, materials and the use and maintenance of the environment.
“We translate from what has been conceptualized by Bappenas. For example the efficiency of energy, water, materials and the use of pets. Then universal access, disaster security, then intelligent and adaptive technology," he said.
As much as 80 percent of the population can also be served by having access to city parks. It is planned that 100 percent of the green flow at the location will not be interrupted, including being clean of emissions in 2045 (net zero emission).
IKN will also implement a modular and partition system for each movable unit as well as optimize climate quality and control air quality.
Dedy added that the area of the residential zone at IKN is around 856 hectares (ha). The residential zone will later be designated for state officials, ASN, TNI/Polri covering an area of 664 hectares which will be built in the form of state flats, defense and security towers and state houses.
Meanwhile, 192 ha of private flats and private houses will be built as residential zones for the general public, construction workers, representatives of foreign countries and business actors. In fact, there is still potential for residential land, which can be allocated in a mixed zone of 152 hectares.
"Maybe it's a bit different from the flats we see in Jakarta, for example, this is an apartment that we designed to be able to answer the green and smart aspects, then adjust the concepts that we mentioned at the beginning," he said.
