Sarana Jaya Starts Handing Over Certificates to Residents of Samawa Tower, 40 Residents Sign AJB

JAKARTA - Perumda Pembangunan Sarana Jaya has started to accelerate the legality process for residents of the Samawa Tower, Nuansa Pondok Kelapa, East Jakarta. A total of 40 residents participated in the signing of the deed of sale and purchase (AJB) and the process of changing the name of the certificate today.

The activity was held at the Nuansa Pondok Kelapa Marketing Gallery. In the process, five residents received certificates symbolically as part of accelerating legal certainty of housing ownership.

Director of Development of Sarana Jaya State Owned Enterprises, Arjo Baroto, said the AJB and name change process was an important stage so that residents had clear ownership legality.

"The implementation of AJB and the name change is a tangible proof of our commitment to provide legal certainty to residents," Arjo told reporters, Thursday, May 7.

According to Arjo, the process is carried out gradually in accordance with the readiness of the residents' administration. In addition to documents, Sarana Jaya also considers the financial readiness of the beneficiaries before the legality process is completed.

"We also see the readiness of beneficiaries or residents, both in terms of finances and family readiness," he said.

The affordable housing program owned by the DKI Jakarta Provincial Government has always been highlighted not only in terms of unit development, but also the certainty of legality for residents who have occupied the residence. Therefore, the AJB and name change process is considered an important part to give a sense of security to residents.

Chairman of the Supervisory Board of the Sarana Jaya Development Corporation, Rio Berto Sidauruk, said that a house is not only seen as a place to live, but also the foundation of family life.

"Houses have two philosophies, namely as a place of life, and a place to start living. Life and livelihood start from home," said Rio.

The activity also involved a number of institutions, ranging from the National Land Agency (BPN), notary and PPAT, Bank Jakarta, to the DKI Jakarta Housing Service UPDP and UP3D Duren Sawit. Cross-agency involvement is carried out so that the legality process runs according to rules and does not cause administrative problems later.

Previously, Sarana Jaya had also signed an AJB and name change for 32 affordable housing residents on April 17, 2026. The regional company owned by the DKI Provincial Government targets that the legality process of housing continues to be accelerated in line with the program to provide affordable housing in Jakarta.
