BATANG - Subsidized houses are no longer only a target for young couples who have just married or the millennial generation.

Developers have begun to note the increasing interest of Generation Z (Gen Z) in subsidized housing, even some have bought houses at the age of 20 even though they are still single.

And most of our debtors get their KPR financing from BTN, including us as developers assisted by BTN," he said.

He added that the majority of subsidized home buyers still come from the productive age group of 20-35 years old who work as factory workers, private employees, and informal sector workers around the Batang industrial area and its surroundings.

Similarly, the Chairman of the Regional Board of Directors of the Association of Residential and Housing Developers (DPD Himperra) of Central Java, Sugiyatno, said that the increasing interest of Gen Z was inseparable from the ease offered by the subsidized housing program.

With the government's set price of Rp166 million per unit, the down payment is only 1 percent and a fixed interest until the end of the loan period, subsidized houses are considered much more affordable than commercial houses.

"When the interest of commercial mortgages is floating, subsidized houses actually offer certainty of installments until they are paid off. This is the main attraction for people who are just starting to work," he explained.

Sugiyatno added that the majority of subsidized home buyers in Central Java come from the productive age group of 22-35 years, with about 85 percent being factory employees.

"Central Java is now one of the industrial centers. Automatically the need for houses also continues to increase. Therefore, housing development does follow the development of industrial areas," said Sugiyatno.

Until June 2026, the realization of FLPP has reached around 3,000 units and is the largest nationally.

"We have 581 developer members with a stock of about 18,000 units. We are optimistic that the target of realizing 15,000 units can be achieved by the end of the year," he concluded.
