Prices Of Subsidy Flats In The City Will Increase, BP Tapera Gives This Leak

JAKARTA - The Ministry of Housing and Settlement Areas (PKP) said that it would adjust the price of subsidized flats (rusun).

Commissioner of the Public Housing Savings Management Agency (BP Tapera) Heru Pudyo Nugroho revealed that the price adjustment was to overcome housing backlogs in urban areas.

"Yes, to answer the challenges of backlog in urban areas. (This means that the price will increase next year?) for adjustments. So later we will still ask for more input from the entire ecosystem," Heru told reporters when met at the Ministry of Law's office, Jakarta, Wednesday, December 10.

In a meeting between the Ministry of PKP and the Ministry of Law today, they discussed the Housing Bill (RUU). One of the discussions is about the price of flats per meter and per unit.

During the meeting, said Heru, the Ministry of PKP suggested that the price of the flat be adjusted to the price in the field, namely following the Construction Immposition Index (IKK).

When asked about the proposed flat price prepared by the Ministry of PKP, Heru said, there was no definite figure because it still needed to be adjusted again. However, he said, the possibility could reach Rp500 million per unit.

"It's not confirmed yet. We still need to be calibrated again with the IKK, Mrs. Head of BPS (Amalia Adininggar Widyasanti), we want to be invited next week. (Probably Rp. 500 million or not?) Yes, it could be," he said.

Apart from IKK, continued Heru, the flat area was also discussed at the meeting. The Ministry of PKP wants to provide flats suitable for the residence of a family.

Namun, luasannya tidak sampai 45 meter persegi, mengingat biaya yang dibutuhkan cukup besar.

"Termasuk pertimbangan luasan, ya, dengan memperhatikan kelayakan satu keluarga menghuni rumah susun. (Bakal ada tipe 45?). Nah, itu masih perdebatan juga karena isunya kalau 45 meter persegi menyangkut MBR (masyarakat berpenghasilan rendah) mampu enggak untuk membayar," imbuhnya.

However, the area is less than 45 square meters, considering the required costs are quite large.

"Including the consideration of the area, yes, taking into account the feasibility of a family living in a flat. (There will be type 45?). Well, it's still a debate because the issue is that 45 square meters concerning MBR (low-income people) are able to pay," he added.
