The Growth Of Tax House Prices In Indonesia Is Slowing In The Third Quarter Of 2025
JAKARTA - The price growth of landed houses in Indonesia slowed down in the third quarter of 2025, especially in the medium and large house segments.
Based on the results of the Residential Property Price Survey (SHPR) released by Bank Indonesia (BI), the Residential Property Price Index (IHPR) grew 0.84 percent year on year (yoy) in the third quarter of 2025.
This figure is slightly lower than the growth in the previous quarter which reached 0.90 percent (yoy).
The Executive Director of the BI Communication Department, Ramdan Denny Prakoso, explained that the survey results showed that the growth of residential property prices in the primary market was still limited.
According to him, this condition is in line with the sales trend, where demand for middle and large-type homes has not fully recovered, while small-type home sales still show positive performance.
"Overall, sales of residential property units in the primary market recorded a contraction of 1.29 percent yoy, improving compared to the previous quarter which recorded a contraction of 3.80 percent yoy," said Denny in his statement, Thursday, November 6.
Based on the financing side, the results of the BI survey revealed that the main source of funds for residential property development is still dominated by developer internal funds, with a portion reaching 77.67 percent.
In terms of consumers, the majority of house purchases in the primary market are still being made through Home Ownership Loans (KPR), with a share of 74.41 percent of total financing.
Spatially, of the 18 cities surveyed, there were 11 cities that recorded an annual slowdown in IHPR growth, such as the city of Surabaya, for example, experiencing a 0.02 percent (yoy) growth contraction, after previously growing 0.44 percent (yoy) in the second quarter of 2025.

On the other hand, several cities recorded an increase in prices, namely in Pontianak and Yogyakarta, growth in house prices rose from 2.28 percent (yoy) and 0.84 percent (yoy) in the second quarter, to 3.37 percent (yoy) and 1.92 percent (yoy) in the third quarter of 2025.
