BSDE Says There Is An Interest In Tenant Entering The Medika Edutek SEZ, This Is The Leak

Property issuer, PT Bumi Serpong Damai Tbk (BSDE) said that there are a number of large tenant candidates who will enter the Edutek Medika International Banten Special Economic Zone (SEZ) which is being developed by the company.

Director of BSDE Hermawan Wijaya said the Edutek SEZ which was approved in October 2024 is still in the early stages of development. Currently, the company is exploring cooperation, especially from the education, digital and medical economy sectors.

"I think there are several big tenants, especially in the medical (sector) it is already committed to filling the SEZ, especially the first stage in the digital hub area," Hermawan said in the Public Expose Live 2025, quoted Tuesday, September 9.

The Medika Education and Technology SEZ stands on an area of 59.68 hectares (ha). The area is divided into 28.83 ha in the Green Office Park and Digital Hub areas and 30.85 ha in BSD City phase III.

Hermawan said, the main goal of the SEZ is to accelerate job creation and economic development. The focus of development is directed at education, research, digital technology, creative industries to health services.

In another development, the Sinar Mas Land Group entity will issue Shelf-Registered Bonds IV with a target fund of IDR 2 trillion. In the first phase of 2025, BSDE offered bonds worth a maximum of IDR 500 billion.

The company divides bonds into three series. Series A with a tenor of 3 years, Series B 5 years and Series C 7 years. Payments are made in full when they are due.

Tak hanya itu, BSDE juga menyiapkan penerbitan Sukuk Ijarah Berkelanjutan II dengan target sisa imbalan ijarah Rp1 triliun. Nilai penawaran awal mencapai Rp500 miliar.

Manajemen BSDE menjelaskan, seluruh dana dari penerbitan obligasi dan sukuk masing-masing sebanyak 88 persen akan digunakan untuk pengembangan BSD City, di antaranya pembangunan dan perbaikan jalan, peningkatan pipa saluran air bersih, perawatan taman hingga pembangunan jaringan listrik.

Meanwhile, bond interest will be paid every 3 months from the issuance date. The company's management set the payment of the first coupon scheduled for December 23, 2025.

Not only that, but BSDE is also preparing the issuance of Sukuk Ijarah Berkelanjutan II with the remaining target of IDR 1 trillion in return. The initial offering value reached IDR 500 billion.

The management of BSDE explained that all funds from the issuance of 88 percent of bonds and sukuk each will be used for the development of BSD City, including road construction and repair, improvement of clean waterway pipes, garden maintenance to the construction of electricity networks.
