Qatar Investments 1 Million Houses In Jakarta, DPR: It Must Be Confirmed Right On Target So It Doesn't Oversupply

JAKARTA - Commission V DPR RI welcomes Indonesia-Qatar's cooperation to build 1 million flats in Jakarta. Deputy Chairman of Commission V DPR RI, Syaiful Huda, assessed that the government needs to ensure that the program is right on target so that the flat project does not make Jakarta experience oversupply.

"We welcome Qatar investors to be involved in the 3 million House Program. It's just that it is necessary to confirm the number of housing needs at the target location so that there is no oversupply of houses that interfere with liquidity from housing developers," said Huda, Saturday, January 11.

According to Huda, the plan to build millions of flats in Jakarta must review potential supply and demand. This is important so that the supply of houses does not exceed market needs.

"If later there is a lot of supply but it is not absorbed by the market because it exceeds demand, there will be many empty uninhabited flats. This is also a big problem," said the PKB politician.

Nevertheless, continued Huda, the entry of investors from Qatar will greatly assist the realization of the program of 3 million/year. Moreover, Qatar investors will fully build the 1 million houses, including in terms of providing funds to contractors. Meanwhile, the Indonesian government will only provide land.

"Of course this will be very helpful because the APBN support for the housing sector is only in the range of IDR 40.2 trillion, consisting of the allocation of the Ministry of PKP of IDR 5.27 trillion and housing financing with a total of IDR 35 trillion. This calculation on paper is not sufficient to finance the construction of 3 million houses/years," he said.

The West Java electoral district PKB legislator also warned that investor participation should really be optimized in the 3 million house program. This optimization, said Huda, can only be done if this program is supported by solid data.

"Including land status data for housing locations, data on low-income people who are the target of the program, to regulatory data which is the basis for implementing the program," he concluded.

It is known that Qatar has officially become an investor for the construction of one million houses in Indonesia after signing an investment MoU at the Merdeka Palace. The MoU was signed by Qatar investors, namely Sheikh Abdul Aziz Al Thani, while from the Indonesian side by the Minister of Housing and Settlement Areas (PKP) Maruarar Sirait (Ara).

The government is still preparing construction sites, such as in the Kemayoran, Senayan, and Kalibata areas. Later investors will also be invited to surveys to development sites and assisted to understand the rules in Indonesia.

The construction of one million houses is still included in the 3 Million Houses Program launched by President Prabowo Subianto.

"Our next task is to prepare the state's land for the construction site. Pak Erick (Minister of SOEs) will later prepare from PTP, KAI and Perumnas, then from the Ministry of State Affairs in Kemayoran and around Senayan.
